A quiet house above Yerevan. Four rooms on a terraced street in Kanaker-Zeytun — grapevines over the gate, roses on the steps, and three cats who believe they run the courtyard.

The house opened in 2026 — four rooms, white bedding and folded towels, air conditioning upstairs, and a kitchen with a real stove. The Matenadaran is 800 metres downhill; the Cascades, 1.2 kilometres; the middle of Yerevan, 2.6.
Quiet hours begin at nine. There is no curfew and no smoking indoors. Tea, when the owner is home, is on the house — and the courtyard runs on the schedule of three cats.
The house keeps its own hours. Slow mornings, loud cicadas, quiet nights —
Two singles on the second floor share the garden view; the bunk dorm sits on the lower level with its own door to the terrace. Linen and towels are included everywhere; breakfast is not.

Mornings arrive slowly — light on the vines, the kettle in the kitchen. By evening the brick barbecue is going, and somebody is losing a board game in the common room.
